Maximum Lease Duration Explained
HDB has set clear rules about how long you can lease your flat to tenants. The maximum lease duration is 4 years — that’s the absolute ceiling. You can’t go beyond this period, even if you want to. This rule applies whether you’re subletting a single room or the entire unit.
Here’s what matters: if you’ve already sublet your flat once, the next lease must start immediately after the previous one ends. There’s no gap allowed between tenants. You’ll need to have new agreements ready to go, with no overlapping periods.
Most landlords don’t push the 4-year limit anyway. Most leases run 2–3 years because it gives flexibility on both sides. You can review the arrangement without being locked in too long, and tenants aren’t worried about committing to something indefinite.
