Getting Started in Housing Law
My path into HDB housing law wasn’t planned. In 2010, I joined the HDB’s Legal Compliance Division as a junior officer, and what was supposed to be a two-year stint turned into five years of deep dive into subletting applications and lease regulations. I reviewed thousands of cases, studied every policy update, and really understood how government housing works from the inside.
Building Real-World Experience
In 2015, I moved to private practice working with property management firms. That’s when things got interesting — I wasn’t just enforcing rules anymore, I was helping actual people navigate them. Over the next nine years, I’ve guided more than 2,800 HDB flat owners through subletting requirements and lease compliance. Every conversation taught me something new about what people really need to know.

The 2017 subletting framework updates changed everything, and then there were refinements to owner-occupancy rules. I watched a lot of confusion happen because the rules weren’t explained clearly. That’s when I decided to focus on making HDB regulations actually understandable. I’ve conducted over 400 consultation sessions in Woodlands alone, and I’ve seen what questions people really ask when they’re trying to do things right.
